It is a newly built condominium (2014) with a spacious Patio facing the courtyard garden providing a peaceful and private environment. The building has an elevator, free private parking space with security surveillance. 
  • The suite is fully furnished and will comfortably fit four adults. The kitchen is equipped with all the essential cookware and more. Weekly stay includes access to Washer and Dryer. 
  • The couch in the living room will transform to a comfortable double bed.  Amenities includes: Flat screen TV/Blu-ray/Cable and high speed WiFi Internet. The patio has a sitting area and table, perfect for enjoying a cup of coffee in the morning or watching the relaxing sunset in the evening. Pandora's Patio is walking distance from Chinatown, the market square and a various choice of theatres, museums, shopping stores, art galleries, and wharf activities. Outdoor activities in Victoria include fishing, whale watching, sailing, sea kayaking and much more.

JP By The sea Terms and Conditions


JP By The Sea Vacation Rentals Terms and Conditions:

  The accommodations are managed by “JP   By The Sea” as short term rentals accommodations for the Guest according to   the following “Terms and Conditions”.

  The Guest agrees to follow the restrictions set forth by “JP By The Sea” and shall be responsible for any and all guests,   for adherence to the terms and conditions.

  Bookings shall be confirmed in writing by e-mail on approval of application   and on receipt of credit card information (Visa, Master Card, Discover or   Amex). A   Preauthorization of $250.00 (safety deposit) will be done on the CC in file 30 days prior arrival. 50% of the   payment is due 48h prior of the arrival day and the balance is due and   payable on date of arrival. The issuance of written confirmation to the Guest   by “JP By The Sea” shall form a   binding contract between the Guest and “JP   By The Sea”. All payments are made to “JP By The Sea Property Management Inc”.

  Request to make changes to earlier booked accommodations can be made on   request, the earlier the better and will be accommodated based on   availability.

  Any cancellation received less than 2 days prior to midnight 00:00h (Pacific   Standard Time) of the day of arrival is subject to a fee equal to no more   than one half of the total cost of the rental.

  The information and images contained in any printed or on-line material is   believed to be accurate at the time of publication or posting. “JP By The Sea” reserves the right   to make any changes it deems necessary to, more accurately, reflect the Short   Term Rental Properties.

  TV’s, DVD player and DVD’s and other such equipment are supplied at the   discretion of the Owner as an added feature for the Guest. While every   attempt will be made to ensure that such equipment and all other appliances   are in working order for the Guest’s stay, should any breakdown or other   situation occur whereby these items are not available for the term of the   rental period, “JP By The Sea” does   not take responsibility for replacing or refunding the Guest for the lack of   use of these items.

  Guests who have overnight guests at the property in excess of the available   accommodation (ie: equipped beds) of that accommodation are not permitted.   Guests are welcome to hold gatherings at the accommodations provided they   adhere to rules in Section 8 with regard to consideration for neighbours in   the Community.
  Sub-letting of the property is not permitted.
  Please note that ANY person, REGARDLESS of age is counted as a person in the   occupancy of the accommodation. 

Check-in and Check-out times are to be adhered to, unless otherwise   arranged with “JP By The Sea”.   Early arrival and/or late departure may result in additional charges.

Check-In is 1600hrs. Check-Out is   1100hrs, (Pacific Standard Time) for all accommodations.

Smoking is not permitted inside the Condominiums including balconies. Please   refer to the strata bylaws included in the guest book. A $250.00 fine can and will be charged to the   Guest if found to be smoking inside the   Condominiums or on the balconies.


Condominium: Guest agrees to read and follow the Guest Information Binder including   the strata bylaws in the Condominium, and to use the inventory and equipment   in a safe and responsible manner. This includes but is not limited to the   proper care and use of the parking facilities and elevator. The use of the   parking at the condominiums is at the Guest one risk.

PETS are not permitted in the Condominium. A   $250.00 fine can and will be charged to the Guest if evidences can prove that   a Pet was brought in the Condominiums.

  The Guest is expected and kindly asked to leave the Condo in the same   condition that it was in upon their arrival. Laundering of linens and towels   is done by “JP By The Sea” at the   end of the stay at no extra cost to the Guest. The Guest is responsible for emptying   the refrigerator, cleaning and returning all dishes to their stored locations   and removing their own garbage and   recycling to the appropriate designated disposal area

   Any additional cleaning required, breakage or damage to inventory, equipment   or any other part of cottage or Condominium property, above and beyond normal   “wear and tear” will result in additional charges to the Guest’s credit card.   

  Guests are advised that lost or stolen personal items are not the   responsibility of “JP By The Sea”   and the Guest indemnifies “JP By The   Sea” for any loss. Guests will have access to the property via a door   code and will be solely responsible for locking of the Condominium and   safekeeping of personal items during their visit. 

Guests will be provided with a FOB (Remote Access Key) to access the parking lot and the condo, Security is of   the outmost importance and will be solely responsible for locking of the   condo and safekeeping of personal items during their visit. The Guest is   responsible for the FOB, if the FOB is lost or not returned to the condo at   the end of the visit the Guest credit card will be charge to the amount of   200$ for the cost of the disabling the lost FOB and the cost of the   replacement.

“JP By The Sea” will not be liable for any consequential damages, loss or expense   arising out of or in connection with the use of the   Condo, the parking facilities or the inability to use the Condo for any purpose whatever. JP   By The Sea’s maximum liability for all damages, losses and causes of action,   whether in contract, tort or otherwise, shall not in any case exceed in   aggregate the contract price for the rental.



Parking space for only one vehicle in the parking (There is no   visitors parking space).

 13- The parties agree that this   contract shall be governed by the laws of the Province of British Columbia   and agree to attorney solely to the jurisdiction of the courts of British   Columbia with respect to any and all disputes arising out of the interpretation   and application of this contract and the relationship between “JP By The Sea” and the Guest. 

A $250.00 fine can and will be applied if theses Terms and   Conditions are defied.

Privacy Policy

The Personal Information Protection Act (“the Act”) regulates the way private sector organizations within British Columbia collect, use, keep, secure and disclose personal information. “Personal Information” means all information about an identifiable individual. JP By the Sea recognizes the importance of privacy and recognizes the sensitivity of personal information received by us in the course of our property management practice.
We recognize our professional obligation to maintain the confidentiality of our clients’ information and recognize our obligations concerning the personal information that we collect, use, or disclose. This policy has been developed with those obligations in mind.
Our Need for Personal Information

In order to be able to act as agent for our clients, we need access to all relevant facts and information that relate to the owner of the properties we manage. This information will necessarily include personal information about our clients and about individuals other than our clients.

Collection, Use and Disclosure of Personal Information

Where practical, we endeavour to collect personal information directly from the person to whom the information pertains. When necessary, we will collect personal information from other sources.

By retaining JP By The Sea, an individual consents to our necessary collection, use or disclosure of the individual’s personal information in order to properly act on behalf of the individual.

It is our policy to collect personal information about individuals other than our clients in accordance with the provisions of the Personal Information Protection Act of the Province of British Columbia.

The Act deems that an individual has consented to our collection, use, or disclosure of personal information about that individual if, at the time the consent is deemed to be given, the purpose would be considered obvious to a reasonable person. In such circumstances, we will collect, use, or disclose personal information without obtaining a written or verbal consent to do so.
The Act also permits us to collect, use or disclose personal information about an individual in some circumstances without the individual’s consent. Those include (but are not limited to) circumstances in which:

  1. the collection, use or disclosure is clearly in the interests of the individual and consent cannot be obtained in a timely way;
  2. it is reasonable to expect that the collection or use of personal information with the consent of the individual would compromise the availability or accuracy of the information, and the collection or use of the information is necessary for an investigation or proceeding;
  3. it is reasonable to expect that the disclosure of personal information with the consent of the individual would compromise an investigation or proceeding, and the disclosure of the information is necessary for an investigation or proceeding;
  4. the personal information is available to the public from a prescribed source; and,
  5. the collection, use or disclosure of personal information is required or authorized by law.

When we collect, use, or disclose personal information, we will make commercially reasonable efforts to ensure that it is accurate and complete.

Security of Personal Information
We recognize our professional and legal obligations to protect the confidential information of our clients. We recognize as well our legal obligations to protect the personal information we have gathered about our clients and about other individuals. We have therefore made arrangements to secure against the unauthorized access, collection, use, disclosure, copying, modification, disposal or destruction, of personal information.

Requests for Access to Personal Information
The Act permits individuals to submit written requests to us to provide them with:

  1. their personal information under our custody or control;
  2. information about how their personal information under our control has been and is being used by us;
  3. the names of the individuals and organizations to whom their personal information under our control has been disclosed by us.

We will respond to requests in the time allowed by the Act and will make a reasonable effort to assist applicants and to respond as accurately and completely as reasonably possible. All requests may be subject to any fees and disbursements the law permits us to charge.

An individual’s ability to access his or her personal information under our control is not absolute.

The Act provides that we must not disclose personal information when:

  1. the disclosure could reasonably be expected to threaten the safety or physical or mental health of an individual other than the individual who made the request;
  2. the disclosure can reasonably be expected to cause immediate or grave harm to the safety or to the physical or mental health of the individual who made the request;
  3. the disclosure would reveal personal information about another individual;
  4. the disclosure would reveal the identity of an individual who has provided personal information about another individual and the individual providing the personal information does not consent to disclosure of his or her identity.

The Act further provides that we are not required to disclose personal information when:

  1. the personal information is protected by solicitor-client privilege;
  2. the disclosure of the personal information would reveal confidential commercial information that, if disclosed, could, in the opinion of a reasonable person, harm the competitive position of an organization;
  3. the personal information was collected without consent for the purposes of an investigation, and the investigation and associated proceedings and appeals have not been completed;
  4. the personal information was collected or created by a mediator or arbitrator in the conduct of a mediation or arbitration for which he or she was appointed to act:
    • under a collective agreement,
    • under an enactment, or
    • by a court.

Requests for Correction of Personal Information
The law permits individuals to submit written requests to us to correct errors or omissions in their personal information that is in our custody or control. We will:

  1. correct the personal information and, if reasonable to do so, send correction notifications to any other organizations to whom we disclosed the incorrect information; or
  2. decide not to correct the personal information, but annotate the personal information that a correction was requested but not made.
